Property Management Referral Fees to Realtors

Poudre Property Services is pleased to present our Property Management Referral Fee Program to the Northern Colorado Community of Realtors.

Property Management

Property Management is a licensed activity regulated by the Division of Regulatory Agencies and Colorado Real Estate laws prohibit a broker from paying compensation for a licensed activity to anyone other than:-

(a) A Broker
(b) A salesperson/Associate Broker licensed under the compensating Broker.

Compensation may not be paid to out of state Brokers and may not be paid by a salesperson/Associate Broker to another licensee for a licensed activity, except through the employing Broker.

Federal Law also prohibits giving or accepting a fee or other items of value for a referral involving a federally regulated mortgage loan unless there is a cooperative brokerage agreement in place.

Poudre Property Services offers two distinct types of residential Property Management Services.

1. Lease only. With this option we find an approved tenant and prepare the documents for an owner to sign. We are paid a one-time fee for this service. The owner then will manage and administer the lease. For receipt of a referral, in writing from a referring Broker, Recipient Broker agrees to pay Referring Broker the sum of $150.00 (One Hundred Fifty Dollars) as a one-time referral fee. This will be paid within 30 days of the property being rented for a minimum one year lease.
2. Property Management. In addition to locating tenants and preparing lease documents this option allows Poudre Property Services to fully manage the property under a Property Management Agency Agreement. For receipt of a written referral, Recipient Broker agrees to pay Referring Broker the sum of 8% (eight percent) of 1 month’s base rent as specified in the lease as a onetime referral fee. This fee will be paid within 30 days of the property being rented with all initial deposits and rent being paid on a minimum one year lease.
